WHEDA: Garver Feed Mill: No Run-of-the-Mill Location
In 1997, James Garver’s feed mill fell into foreclosure and was seized by the City of Madison. For years, the East Side building sat vacant. The lot became a designated dumping ground for leaves and snow, and graffiti artists used its brick walls as a blank canvas for their creations. A turning point for the building occurred in 2015 when Chicago developer Baum Revision toured the site. Baum saw its potential and borrowed $4.3 million to proceed with the project. The WHEDA Participation Lending Program (WPLP) was used to support the redevelopment. The program pairs WHEDA financing with a small business lender to reduce the risk of the transaction for the local lender. With financing secured, rehabilitation of Garver Feed Mill got underway in 2017 with Madison natives chomping at the bit to see what would become of the site.

Urbanize: TIF assistance approved for Congress Theater redevelopment by lukas kugler
The Community Development Commission has approved $20 million in TIF assistance for the redevelopment of the Congress Theater. Located at 2135 N Milwaukee, the historic Congress Theater sits at the corner of N Milwaukee Avenue and N Rockwell Street. Baum Revision has taken over as the developer, replacing the previous developer who couldn’t finance the project.

But we’re also watching with interest what could be a compelling follow-up act: an effort to bring new life to the South Side’s grand, but long-dormant, Avalon Regal Theater.
The Cook County Land Bank Authority purchased the back taxes on the 95-year-old Moorish Revival theater, 1645 E. 79th St., within the last two weeks, the Sun-Times Editorial Board has learned.

The city’s Community Development Commission approved allocating $20 million in Tax Increment Finance dollars toward the $70.4 million restoration of the historic theater at 2135 N. sc biz news: Easley textile mill revitalized into loft apartments By Molly Hulsey
Alice Co., a Greenville investment firm formerly known as Alice Manufacturing Co., sold Easley’s 19.2-acre Arial Mill property to a joint venture with plans to adapt the site as a mixed development community.
Farpoint Development, a Chicago and Asheville-based company that specializes in real estate development, will spearhead the project in partnership with Annenberg Investment and Baum Revision. CBRE’s Nick Hollstegge and Katherine Southard represented Alice Co. in the $2.6 million sale, according to a news release.
“We are excited at the opportunity to own and redevelop such a unique asset that is so integral to the Arial community,” Justin Patwin, managing director at Farpoint Development, said in the news release. “We are especially thankful to the McKissick family for being great stewards of this asset for so many years and working with our team to gracefully transition ownership to support the mill’s next chapter as a mixed-use development.”

Chef Kevin Hickey (The Duck Inn) says his menu is ready — they’ll have a section devoted to chili — when he reopens Ramova Grill inside the 90-year-old Ramova Theater that’s going through a $23 million remodel. Hickey has a fondness for the area and wants to bring back some of those food memories, including some Lithuanian flavors of yore. Expect old-school diner specials, as well.

NEAR WEST SIDE — Eden, a contemporary American restaurant, will reopen in a new spot along the Chicago River in Avondale.
The Paramount Group, which co-owns Eden, announced plans to bring back the restaurant at an expansive complex that also will house its headquarters for its catering and hospitality businesses later this fall. An address has not yet been assigned, but the eatery will be on Roscoe Street just east of California Avenue, said Jodi Fyfe, Eden co-owner and Paramount Group CEO.

With a lease set to expire this fall, the owners of Eden decided it was time to leave their West Loop location in front of “L” tracks along Lake Street near the United Center. Closed since July 2020 due to the pandemic, Eden has found a new location along the Chicago River near the corner of Roscoe and California between Roscoe Village and Avondale.

The Dala Horse of Saint Paul, Minnesota, at last has a pasture of its own. SK Coffee, whose colorful geometric logo takes the shape of the traditional Swedish toy horse, has opened its first retail coffee bar in the bright lobby adjacent to its roastery on the ground floor of the Vandalia Tower in Saint Paul.
High ceilings, white-painted brick walls, concrete floors and satisfying right angles form the basis of a modern-industrial interior design that reflects the the brand, with lush potted plants and wood surfaces and accents introducing notes of nature.
Roughly 4,000 square feet of space is technically available to customers in the expansive lobby, where the 1,200-square-foot roastery is visible through a glass wall and shelving behind the small bar.

After years of work, the latest Marz Community Brewing outpost has opened at the edge of Logan Square and Bucktown. Dubbed the Life on Marz Community Club, the taproom is located in the same building that houses the Margie's Candies ice cream parlor and the Snakes & Lattes board game café.
The space is a bit smaller than the Marz Community Brewing taproom in Bridgeport, but it's decor is as stylish as the art that graces the brewery's various beer cans. Dangling lights and embellished wood-panels complement a cooler stocked with cans of Marz creations, plus a tap system if you prefer to drink draft beer.

If nothing else, being stuck in a state of pandemic paralysis over the past year has provided plenty of time to reflect on the future.
For developers of the Ramova Theater, that meant reexamining plans to revive a 90-year-old, dilapidated movie theater — widely applauded by a receptive Bridgeport neighborhood keen to get new life into a beloved community anchor — and see how they could make it better.
Originally set to break ground in early 2020, the theater project, like most everyone’s plans, halted at the start of the COVID-19 pandemic. The proposal cleared an early hurdle through City Hall, but still needs to go before City Council to secure the city-owned theater, an adjoining parking lot, and millions of dollars in tax-increment financing. The renovated Garver Feed Mill preserves a piece of Madison’s agricultural and industrial history by reactivating the building as a next-generation food production center, wellness center, and community and events space. The 62,000-square-foot building could have been demolished instead of repurposed, but instead the community was able to transform the old feed mill into an accessible facility that provides guests an intimate experience with the historic building and its array of special tenants.

MADISON, WI (SPECTRUM NEWS) — Many small-scale farms rely on farmer's markets to sell products. However, the coronavirus and the social restrictions surrounding it have closed most markets.
The Dane County Farmers' Market closed its winter market early. While it still doesn't know when or if it will be able to open the summer market on Capitol Square in Madison, they are still facilitating sales.
People can order from many of the vendors online. On Wednesday vendors set up in the Garver Feed Mill parking lot as cars drove through and picked up orders.
“Clearly with everything going on with the COVID-19 pandemic, we need to minimize the number of connections, but people still need to eat and our farmers still have products that they need to sell,” said Sarah Elliot, the farmers market manager. (Read More)

The Garver Feed Mill building is the latest wellness star in the Madison scene. After the US Sugar Company constructed this brick behemoth in 1906 for beet sugar processing, it became known as the Sugar Castle because of its dramatic arched gothic windows. Later it was a factory for formulating livestock feed, before sitting derelict for a couple of decades. But just last November, it reopened as a spectacularly popular event space, site of the farmers’ market during winter, and home of wellness providers and artisan food makers. The whole building is gorgeous, with lots of exposed brick walls, big windows and chandeliers.

There will be both car and pedestrian lanes, so arrive in whichever style you choose.

LOGAN SQUARE — The Chicago Board Game Cafe, a restaurant, bar and game shop from the team behind Cards Against Humanity, is opening Feb. 14 at the Logan Square/Bucktown border.
At the new spot, which occupies 14,000 square feet in the Margie’s Candies building at 1965 N. Milwaukee Ave., patrons will be able to choose games from a massive board game vault to play over dinner and drinks.
The game vault will feature more than 300 games ranging from Scrabble, Monopoly and, of course, Cards Against Humanity — the subversive, sometimes raunchy card game — to indie games from all over the world.

During the summer, spring and fall seasons it is located around the Capitol Square but from January to April 4 it moves to the Old Garver Feed Mill on Madison’s east side. Newly relocated Madison attraction is an economic boost for growers
The Dane County Farmers’ Market is the country’s largest produce-only market with some 265 vendors and crowds of roughly 20,000 weekly. Located around the Capitol Square in downtown Madison in spring, summer and fall, it is a big draw for locals and tourists alike. Locals joke that market newbies quickly stand out for trying to walk clockwise among the sea of seasoned shoppers.
Every winter since the early 1990’s, this massive market morphs into a small version of itself and heads indoors. First it spent a few weeks at Monona Terrace, then it was based at the Madison Senior Center from January through April. This year, it has found a new permanent winter home at the recently renovated Garver Feed Mill on Madison’s East Side.

Local Faves: The bundled-up winter personality of Madison is quite different from its carefree summer self. Thankfully, one beloved mainstay is available throughout all seasons: the Dane County Farmers’ Market. It stake its claim as the largest producer-only market in the United States (meaning the people you buy from are the people who produced the products - no reselling is allowed), and, while its late-winter version (Saturday through April 4) is more staid than the downtown summer incarnations (surrounding the Capitol building Saturdays and Wednesdays in the 200 block of Martin Luther King Jr. Boulevard, April-November) there’s something especially gratifying about perusing hardly produce and products - greens, apples, honey, potatoes, mushrooms, cheese curds, pastries and more - when it’s frid outside. This year, the winter market is in a new location inside the Garver Feed Mill, a stately brick building recently renovated and reopend as a hub for small, locally owned businesses (a spa, a yoga studio, kombucha) and restaurants.

Patrons entering the forthcoming Chicago Board Game Cafe — the first restaurant, bar, gaming venue, and retail shop from the Chicago-based folks behind the ever-popular card game Cards Against Humanity — will step into a miniature town square. The 14,000-square-foot space is a multi-prong operation where individual “buildings” are set on cobblestone streets with street lamps. It’s design is different than nearly every other restaurant in Chicago.
January 9, 2019: The cap times— Winter farmers’ market moves to Garver, drawing crowds — and traffic
Each January, as true winter weather sets in, the Dane County Farmers’ Market moves indoors. Last Saturday, after more than 15 years of wintering at the Madison Senior Center downtown, it kicked off the new season at the Garver Feed Mill on Madison’s east side. The 113-year-old former sugar beet processing facility opened to the public last November after two years of renovations.
Market Manager Sarah Elliott said she knew the market had outgrown the small downtown location, but she didn’t realize the extent of that growth until she saw the crowds last Saturday. More than 4,000 people turned out, Elliott said, about eight times the 500 that previous late winter markets averaged.
“We were absolutely overwhelmed by the incredible amount of support,” Elliott said, adding that it can be more challenging to buy local in the winter when there’s less diversity in market offerings. “It’s absolutely incredible that the community came out to support local farmers.” (read more)

MADISON, Wis (WMTV) - The Dane Co. Late Winter Farmers’ Market begins Sat. at Garver Feed Mill on Madison’s East side. For more than a decade, the Madison Senior Center housed the event. Sarah Elliott, the market manager for the Dane Co. Farmers’ Market, said they outgrew the space. She said about 45 vendors will take part in the upcoming market. “It just seemed like a really amazing fit, especially with their devotion and passion toward food and agriculture,” she said..
November 14, 2019: RESTAURANT REVIEW— Good vibes from new Surya at Garver
The new Surya, which opened in the newly-renovated Garver Feed Mill behind Olbrich Gardens on Sept. 30, doesn't use eggs of any sort, so the restaurant is strictly vegan, and now the Fitchburg location is, too.
The harvest salad is a perfect fall meal with kale, roasted butternut squash, Brussels sprouts, savory granola, spiced pepitas and dried cranberries in a maple-mustard vinaigrette.
The food at the new Surya on a recent visit was as consistently excellent as it was when I ate in the Fitchburg Surya, which means "sun" in Sanskrit.
"When people walk into the restaurant, if it screams vegan, some people are quite turned off by that," Montelbano said. "Probably over 50 percent of my customers aren't actually vegan themselves. They're either gluten free or they just want to eat healthy food."

November 8, 2019: Madison's century-old 'Sugar Castle' has found new life as a food hall
There’s no record of exactly what the United States Sugar Co. was thinking at the beginning of the 20th century when it considered designs for its new sugar beet factory on Madison’s east side.
But the company ended up with a rather elegant, four-story structure with Romanesque arches and a turret that today is on the National Register of Historic Places. Locals were so impressed with the building, which opened in 1906, that they dubbed it the Sugar Castle. At its peak, it could process 500 tons of sugar beets a day, according to the Wisconsin Historical Society.
Fast forward 113 years and the building, lowered by two stories and converted into a grain-processing plant in the 1930s, has been lovingly restored at a cost of $15 million. Now known as the Garver Feed Mill, it sits in a lively section of Madison’s isthmus. The Capital City Bike Trail runs beside it, and it’s literally a stone’s throw from the 16-acre Olbrich Gardens.

Chicago Board Game Cafe will offer games, a bar and restaurant, and two escape rooms in Logan Square/Bucktown
The team behind Cards Against Humanity, the popular and gleefully offensive card game, is opening a full-service board game restaurant, bar, shop, and library near the border of Logan Square and Bucktown. Chicago Board Game Cafe should open in January in the same building as Margie’s Candies, the 98-year-old ice cream and candy shop at 1965 N. Milwaukee Avenue.
Margie’s won’t be affected by the new venue, according to a news release. The building will also soon be home to Marz Community Brewing’s second tap room and Wormhole 2, a ‘90s-style sequel to essential Wicker Park coffee shop the Wormhole.

A large scale food event at the newly renovated, 60,000-square-foot Garver Feed Mill brought went swimmingly last Saturday. Sitka Salmon Shares and Underground Food Collective hosted "Garver Gourmet" in the recently renovated former sugar beet mill on Madison's near east side.
Some tenants, like a new location of Ian's Pizza, Calliope Ice Cream and NessAlla Kombucha, were already open and operating. But Saturday night's event brought in many people who hadn't seen the space before.
According to Bryant Moderer at Baum Revision, Surya Cafe (the vegetarian restaurant affiliated with Perennial Yoga) is set to open in late September. So is Richard Wirsta's coffee roaster, Ledger. Ian's Pizza will be open for lunch later this fall, starting with Saturdays and Sundays only.
Other tenants include the photography studio Twig & Olive, a florist called Briar Loft and Kosa Wellness Spa & Retreat. Bachmann Construction worked on the $15.5 million restoration.

November 14, 2018— Chicago reader ‘Music’: Chicago gets its first vinyl-pressing plant in decades
Chicago hasn't had a working vinyl-pressing plant for at least 20 years. The last one was allegedly shut down by the FBI in the 90s for making bootleg 78 RPM records to sell in India. The presses from that facility, acquired in 2003 by Chicagoan Joell Hays, sat dormant in a local warehouse after Hays failed to find investors to get his own plant up and running. By the time Quality Record Pressings, run by Chad Kassem in Salina, Kansas, bought them in 2015, the machines were in wretched shape—rusted, clogged, and missing parts. But such is the demand for vinyl that Kassem bought 13 of them.
Founded in 2011, QRP is one of a handful of new U.S. companies that have emerged to meet this increasing demand—the country has only about two dozen such operations, old and new. Independent artists now tend to wait at least six months for their vinyl orders—and that's if the test pressings turn out fine and nothing else goes wrong. Many a band has booked a record-release show and ended up with no records when the day arrives…
