The Karcher Mall, located 20 miles outside of Boise in Nampa, Idaho, is situated in a high exposure location along the Karcher Interchange. As Idaho's oldest shopping center, the 545,000 square foot mall is anchored by Macy's and Ross Dress for Less, with in-line tenants including Bath & Body Works, Big 5 Sporting Goods and JoAnn Fabrics.

Nampa has recently seen remarkable growth in real estate development and continues to be one of the fastest growing sub-markets of Boise, Idaho. With the construction of the new Karcher Interchange underway and Nampa's continued expansion, we saw tremendous potential for the Karcher Mall.

After extensive strategic planning, including a redesign of the mall and a change in the marketing direction, we entered into serious negotiations with several new tenants during which time we received an unsolicited offer to purchase the mall that could not be refused. The mall now has a new Starbucks and Burlington Coat Factory.
